The Michaels Organization Project Manager in Fort Leavenworth, Kansas

The Project Manager is primarily responsible for the oversight of large capital construction projects at all military sites. This person will act in the interest of the Property Manager and will work closely with the construction and site teams to ensure that major renovation and CRR projects are being completed in a timely fashion. They will communicate progress and issues between both parties and coordinate displacements as necessary. They will assist the site in preparing RFPs, develop scopes of work, complete the competitive bid process and assist the sites with creating contracts. This includes tracking and expediting the construction and repairs, review, approval, and creation of repair contracts, as well as the thorough examination, approval, and processing of associated invoices. The Project Manager will track CRR projects to ensure they are progressing as intended, and assist with resolving issues as they arise. Additional duties include assisting the sites with creating 5-year Capital plans, researching new construction products and methods, vendor development and negotiating expenses across all sites. Negotiating with insurance adjusters and contractors to obtain approval of insurance funds to cover the cost of mitigation and repairs. Works closing with the VP of Facilities, Insurance Claims Administrator, Regional VPs and Regional Facilities Directors to complete mitigation and repair projects.

Responsibilities

• Schedule insurance adjuster inspections of damaged properties.• Log and track insurance claims.• Assist sits with creating 5-year Capital plans.• Vendor outreach and development• Expense negotiation across all sites• Create construction repair contracts.• Track larger construction and CRR projects• Manage construction repair contracts through the internal approval process.• Create and obtain approval for change orders.• Ensure all contractors certifications are current• Check invoices for accuracy, obtain approval, and then process invoices through OPS.• Obtain Emergency Work Orders for all mitigation projects and attach mitigation invoices.• At project completion, obtain final lien waiver, final permit and warranty documentation.• Attend and participate in project and corporate meetings as needed.• All other duties as assigned.

Qualifications

Required Experience:

• This position requires a minimum of four (4) years of construction and contract management.• Candidate must be proficient with operating computer software: Microsoft Office, Google

Required Education/Training:

● BS required, or four (4) years of construction administrative experience in residential housing in lieu of degree.

Required Skills and Abilities:

● Candidates must be of high integrity and conduct themselves in a professional and ethical manner.● Excellent communication skills.● Ability to cultivate strong relationships within a team.
