Responsible for preparing and ensuring the completeness and accuracy of mortgage loan closing documents according to Bank policy and regulatory requirements. Completes the mortgage loan process by explaining the closing documents to the borrower(s) and obtaining all proper signatures, offering additional bank services and products, preparing applicable loan documents for recording, disbursing the funds to the seller, Realtor, previous mortgage company, etc. and preparing the documents for imaging and permanent storage.

Major Duties and Responsibilities

n


+ Performs after closing responsibilities including but not limited to preparing documents for electronic recording, distributing documents to the Loan Servicing Department, ensuring the loan-in-process account has been properly balanced, and submitting evidentiary documents to the Records Dept.

n

+ Meets with the borrowers, sellers, and Realtors to explain the closing documents, obtain all required signatures and notaries, offers bank services (debt protection, preauthorized payment options, retail deposit accounts, etc.), and collect necessary funds according to the loan settlement statement.

n

+ Prepares closing documents by updating and entering all relevant information in the loan origination system. Performs a pre-closing review to ensure accuracy of the documents prior to closing. Provides necessary copies to all applicable parties in a timely manner.

+ Reviews the loan file and completes an assessment of any outstanding supporting documents or actions that may need to be performed.

+ Reviews closer pipeline resources (reports, searches, etc.) to manage flow of anticipated closings. Keeps information current in all software applications to ensure pipeline information is accurate.

+ Communicate with borrowers and Realtors to schedule closings based on real estate contract dates and file completeness. Updates scheduled closing date in loan origination system as soon as possible.

+ Orders title commitments, gap reports, verbal employment verifications, final inspections, ensures the appraisal has been delivered to the customer, underwriting requirements have been properly cleared, and ensures the PMI Certificate has been received and is accurate, as applicable.

+ Comply with all safety policies, practices and procedures. Report all unsafe activities to supervisor and/or Human Resources. Must comply with current applicable laws, regulations and bank policies and procedures.

+ Participate in proactive team efforts to achieve departmental and company goals. Must be capable of regular, reliable and timely attendance. Perform other duties as assigned.

Knowledge & Skills

n

Experience

n

Three years to five years of similar or related experience, including preparatory experience.

n

Education/Certifications/Licenses

n

A high school degree or equivalent. Valid driver?s license is required.

n

Interpersonal Skills

n

Capable of acting as a mediator as potential problems arise between buyers, sellers, and realtors.

n

A significant level of trust, credibility and diplomacy is required. In-depth dialogues, conversations and explanations with customers, direct and indirect reports and outside vendors can be of a sensitive and/or highly confidential nature. Communications may involve motivating, influencing, educating and/or advising others on matters of sig ificance.

Other Skills

n

Ability to perform non-complex arithmetic calculations (adding, subtracting, multiplication, division, percentages) in preparation of closing.?

Physical Requirements

n

Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in emergency situation. Must be able to operate routine office equipment including telephone, copier, facsimile, and calculator. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance.

Working Conditions

n

Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise. Travel of up to 10% for training or multiple branch locations.
