Supervisory position with responsibility to organize, direct and motivate the on-site team to ensure efficient and profitable operations of the property. Complete all administrative duties as required and maintain a positive relationship with the residents of the property.

Salary Range: $40k - $65k plus bonus and commissions based on experience

Responsibilities:

  • Select, supervise, motivate and monitor on-site staff

  • Direct the daily activities to include hiring and separation of employment for the property

  • Ensure that staff adheres to company personnel and operational policies, procedures and standards

  • Responsible for fiscal budgetary compliance to approved operational budgets

  • Ensure required reports are completed and delivered on a timely basis

  • Maintain effective communications and relations with residents

Skills needed to succeed:

  • Be knowledgeable about the market, area and city

  • Responsible for on-site employees

  • Establish schedules for on-site employees

  • Monitor bad debt and keep delinquents below 1.5%

  • Maintain necessary records of all financial transactions of the property

  • Attend all training and managers meetings

  • Supervise leasing and renewal programs to maintain maximum occupancy

  • Supervise outside contractors working on property

  • Personally oversee the details of apartment inspections and turnarounds, move-ins/move-outs, and contracted work

  • Ensure that residents are provided with a clean, safe, well-maintained community by inspecting the property daily

  • Respond to all resident calls in a courteous and prompt manner

  • Maintain required office hours and be on call for any emergencies on a 24-hour basis

Required Experience:

Experience needed:

  • Associates degree preferred

  • High school Diploma or GED equivalent

  • 3 years property management experience

  • A valid driver license and any other licenses/certifications required by the state

  • Accredited Residential Manager Certification or Certified Apartment Manager Certification
