The Supervisor, Site Services is accountable for the administration and R&M of interiors, as well as all associated grounds and site services, including leading various day-to-day operations of site projects, janitorial and maintenance applications. This role is also responsible for team leadership responsibilities including development, on-the-job training, coaching, mentoring, and assisting with staffing job assignments.

This role requires on-site work hours to support a 24X7X365 data center environment and is not eligible for remote and/or hybrid work.

ESSENTIAL DUTIES AND RESPONSIBILITIES, other duties may be assigned.

  • Support activities related to Fire Protection and General Maintenance tasks in regards to Building Services.

  • Responsible for interfacing with 3rd party vendors/contractors from initiating RFP to finalizing budgets.

  • Excellent understanding of fire protection, irrigation, perimeter security/fencing and gates, janitorial needs and general interior construction and maintenance systems.

  • Review and assist with construction clean up and minor repairs after completion

  • Modify operations and staffing model to facilitate more efficient operation

  • Assists with overseeing teams involved with the repair, and maintenance of all walls, doors, flooring, roofing, exteriors, signage, fencing, barricades, minor plumbing/piping, lighting and lighting equipment, located in the interior and exterior of building.

  • Assists with monitoring operations, conducting routine and on-going assessment of the building.

  • Assists with performing tests, rounds to ensure the proper functioning and cleanliness of the data center and office spaces.

  • Responds to weather related circumstances, which may require snow or debris removal.

  • Records readings and adjusts where necessary to ensure proper operation of equipment.

  • Analyzes the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.

  • May be required to oversee teams that assist with the installation and repair plumbing install and repair piping, valves, filters, hot water systems and assist other mechanics and operators with repairs and maintenance of building and equipment and client office installations.

  • Responsible for creating and managing a process for reporting any problems/malfunctions that may be seen heard or noted during building tours.

  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.

  • Maintains a clean and safe workplace using general maintenance hand tools of all types including vacuums, floor scrubbing and polishing equipment, snow removal equipment, leaf blowers, shrub and hedge trimmers, painting tools of all types, and carpentry tools

  • Develop maintenance agreements, procedures, MOPs, and perform inspections and audits related to site services

  • Keep current all necessary licenses, permits and certifications required by QTS procedures

  • Will be able to supervise with confidentiality and discretion that will foster a positive environment that carries out local and corporate objectives

  • Supervises, trains, develops, mentors and coaches Logistics and Site Services Technicians.

  • Has direct reports and establishes performance goals, monitors progress, and leads in ways to enhance their professional development and success of their team.

BASIC QUALIFICATIONS

  • GED, High School Diploma, Trade School, Military or equivalency

  • Five or more years of experience working in data centers or equivalent

  • Successful supervision of Facilities team with demonstrated ability to work cross functionally with growth potential

  • Proficient using MS Office Suite

PREFERRED QUALIFICATIONS

  • Bachelor’s degree or equivalent experience

  • CMP, BOMA, IFMA or equivalency

KNOWLEDGE, SKILLS, AND ABILITIES

  • The ability to pass job-related skills assessments based on pre-determined scoring criteria and time frames.

  • The ability to acquire and apply job-related knowledge within set guidelines and expectations.

  • Excellent analytical and troubleshooting skills as well as excellent organization, multi-tasking, prioritizing, and teamwork skills

  • Ability to read and interpret work from drawings, written work orders, sketches, blueprints, and technical manuals

  • Ability to work quickly and independently in high stress situation/environment

  • Ability to translate business requirements into functional and technical specifications

  • Ability to accurately estimate the work effort associated with all technical deliverables

  • Ability to identify alternative solutions at both the component and architectural level

  • Position may involve frequent typing, walking, pushing, pulling, bending, reaching, and lifting. Lifting requirements may range from less than 10 lbs. to 50 lbs. on a regular basis with heavier weights done in conjunction with other team members of lifting aids.
