- Ensures that inspections and documentation are completed relating to agency surveys such as the State Fire Marshall, KDHE and Joint Commission. Conducts periodic, unscheduled walk-through of buildings to ensure the facility remains in compliance with Life and Safety Code. Noting concerns and/or deficiencies and providing a report to Facility and Building Manager.
- Responsible for monitoring, maintaining survey related documents documenting all daily, weekly, monthly, quarterly, semi-annually and annual tests and checks for the facility. Coordinates and performs required life safety drills. Ensures fire alarms and sprinkler systems are functional and up to safety code.
- Troubleshoots, maintains, repairs and alters existing secondary
electrical circuits. This is accomplished by
- a) isolating circuits using test instruments such as a volt-ohm meters, recorders, etc.
- b) testing and inspecting to assure system has proper load distribution and tight and proper connections
- c) replacing faulty fixtures and other simple elements of an electrical system and appliances
- d) altering and renewing deteriorating circuits. Services, repairs, or replaces electrical appliances, motors, fuses, switches, and outlets to provide efficient and well-maintained electrical service by selecting proper materials, reading electrical schematics, and using electrical instruments and hand tools. Perform preventive maintenance and survey required tasks on building generator.
- Makes alterations to buildings such as installing partitions and ceilings, laying flooring, hanging sheet rock, etc.; uses blueprints, figures estimated time and materials needed assuring that repair and changes can be completed with available funds and manpower. Independently performs mechanical work on various aspects of the facilitys physical plant along with the equipment and environmental systems. Performs semi-skilled and Skilled work in the maintenance of the facility\'s buildings and grounds.
- Make repairs and modifications to campus/ building waterer and sewer distribution system when possible which includes but not limited to journeyman level plumbing, fixture repair or replacement, sewer clean out, sewer and water line replacement.
- Maintain facility campus which includes but is not limited to mowing, weed eating, edging, tree trimming, planting, spraying, fertilizing, flower bed maintenance and construction, sprinkler system installation, minor and major landscaping.
- Trouble shoot, repair and maintain boiler, fan coil units, RTU, chillers using various testing equipment and following required and suggested maintenance procedures. Performs preventive maintenance on all HVAC equipment to extend the life of equipment.
- Maintains equipment through the performance of routine service which includes, but is not limited to periodic cleaning, checking lubricant, and coolant and refrigeration levels, along with minor repairs. Reports need for more extensive work or safety concerns to their immediate supervisor.
- Physically complete repairs as needed and requested through work orders submitted by clients and center staff.
- Perform other duties and/or may be assigned special projects by the supervisor.Will be required to provide on-call assistance on evenings and weekends on a rotating schedule. This includes on site call back and answering maintenance related technical questions or on call, call back to provide assistance and facility back up protection and training for uncommon technical situations.
